Housing Unaffordability in Toronto

This project shows extensive research into an issue, translated into a visually understandable, summarized and visually compelling breakdown in the form of an infographic.

Collecting and visualizing data...

This project addresses the complex, ever-changing issue of home affordability. Data was gathered with the intention of reducing it to 5 graphs that could convey a narrative was succinct, and also factual. This project gave me a better understanding of using Excel as a method to transpose and formulate data.

Some of the data included affordability indices created by Oxford economists, TRREB data and dozens more data sets of information. With all this information collected, I decided on how to structure my infograph.

CHART 1

Ranking North American Metros

To start the infographic, the precedent must be set that affordability is an issue that extends beyond list prices. Most will think of Los Angeles and New York when you approach the subject of affordability, when there's in fact a much more serious problem in places like Toronto and Vancouver. I decided a map was the best form of visualization. This map shows the 15 least affordable metros of North America.

Defining "Affordability"

After establishing a crisis in some of these cities, it's important to ask "why?". We know the issue is cost of living and not just list prices, so why can't we afford housing? The answer is long and requires economists, but what I can do is highlight the major contributors: Immigration, Supply & Demand, and Income.

A Temporal Descent

To drive the subject home, so to speak, I chose to create a visually compelling timeline. This temporal graph has two major elements; a affordability ratio I created with a simple alorythm, and milestone events contributing to related to the three aforementioned subjects. There is one addition: COVID. These four subjects combined with average income being left behind by the cost of living results in a visual decent into unaffordability.
